What to check on a site visit
A practical checklist to take with you, so your visit answers the questions that matter.

A site visit is your best chance to see beyond the brochure. Take this list with you, and do not hesitate to ask for documents.
Before you go
- Look up the project's registration on rera.bihar.gov.in and note its declared timeline.
- Ask for the approved plans and the carpet area of the homes you are interested in.
On site
- Orientation, light and ventilation: where does the sun fall through the day, and how do the rooms feel?
- Carpet area: confirm it against the plan, and ask what is included.
- Water and drainage: ask about the water source, storage and drainage arrangements.
- Construction quality: look at finishes, materials and workmanship in completed areas.
- Amenities: which are already built, and when will the rest be ready?
- Parking and access: how will you reach your home and park each day?
Around the site
- Visit at different times of day to judge traffic, noise and light.
- Time your commute, and note schools, hospitals and markets nearby.
Before you commit
- Read the agreement for sale carefully, including the payment plan and the possession date.
- Keep receipts and written confirmation of everything you are promised.
